Dana Point Home Inspections

Dana Point is named after the headland (the point) and Richard Henry Dana, Jr., author of Two Years Before the Mast. It was utilized as a port for hides and tallow. Hides from the local ranchos were tossed off the top of the Dana Point headlands to the beach below where they were loaded onto ships for trade between New England and Spanish California.

If we could use one word to describe Dana Point, it would be “underrated.”

Doheny (DOH-HEENY) Beach lies at the base of the headlands and was called "Killer Dana" by the locals and surfing enthusiasts as it's epic waves were world renowned. In the 1960s, a jetty was built along with a man-made harbor (The Dana Point Harbor), putting an end to the intense surfing that once was. Today, Doheny State Beach is run by the State Parks and provides day use and overnight camping along with a more docile surfing beach and recreational area.

The homes we have inspected in Dana Point have ranged from multi-million dollar estates to cozy two bedroom surf retreats. It's important to understand local weather in order to properly advise clients moving to this area, especially if they have never lived on the coast. Our home inspections will note common defects like missing insulation in the attic and we may even point out that air conditioning is not present in the home. However, with such a temperate climate, most floor plans don't suffer from the lack of either. Most residents keep their windows open during the spring and summer with plenty of cool ocean breezes to cool them down. For many days of the year, it feels like magical weather here.

It's also important to note that homes very near to the beach get exposed to salty air. That is, the mist from the waves breaking on the shore travels through the air and will corrode metallic objects and structures readily. As a result, air conditioners, bbqs, metal railings, balcolnies, etc. do not last nearly as long as homes built in the desert, for example.
